BOOKING CONDITIONS
Bookings
Xtramondo Viaggi accepts reservations that come from customers until all available places are filled. A booking is considered executed when Xtramondo Viaggi gives its final confirmation by a Voucher.
How to book
In order to do a booking for holiday accommodation, you have to fill in the booking form (you can find the booking form in the page of every property).
We will immediately check the availability for the period requested and we send you the availability message within 24 hours. In case of availability we hold an option in your name for 48 hours.
Payments
Holiday Homes and Farmhouses
In case of booking you have to pay a deposit of 30% of the total amount and then we send you the temporary confirmation by e-mail.
The balance has to be paid within 30 days before the start of the rental period.
For reservations made in the last 30 days before the start of the rental period, the entire sum must be deposited at the moment of the reservation.
At the receipt of the balance, we send you the Rental Voucher valid as final confirmation your reservation is made.
Payments have to be done by Credit Card or by Bank Transfer.
Independent Villas
In case of booking you have to pay a deposit which can vary between 10% and 20% of the total amount. The booking will be confirmed by Voucher after the receiving of the deposit that has to be done by Credit card or Bank Transfer.
The balance has to be paid at the departure moment from the property in cash.
In case of cancellation or no-show, please, read the Cancellation Policy below.

Cancellation Policy
Cancellation charges will be levied as follows:
- 20% of the total price if cancellation is made 30 days or more prior to the start of the rental period;
- 60% of the total price if cancellation is made between 29 and 10 days before the start of the rental period;
- full amount if cancellation is made less than 09 days prior to the start of the rental period (or no-show).
Letting periods
Letting periods from Saturday to Saturday.
Arrival
At your arrival at the property, the owner (or his representative) will be there to welcome you.
The arrival must take place between 3,00 pm and 8,00 pm; departure is from 8,00 am to 10,00 am.
Xtramondo Viaggi must be informed of any changes in date and time of arrival at least two days beforehand. In the event of unexpected delay on the Saturday of arrival, the customer must inform the holiday home at the phone number included in the Rental Voucher.
Security deposit Documents
The security-deposit has to be paid in cash immediately to get the key of the apartment. This deposit will be returned upon departure, following the deduction of compensation for any damages to the property and furnishings.
You need to present a document (passport, I.D card, driving license etc.) within 12 hrs after the arrival. This is an Italian Law required for security reasons for all guests.
Tidiness/Cleaning
Upon arrival you will find the property clean and tidy, and must leave it in the same condition upon departure.
Number of guests
The number of guests must be that specified in the Rental Voucher issued by Xtramondo Viaggi and may never exceed the propertys maximum capacity.
Organiser - Insurance
Xtramondo Viaggi - Administrative authorization issued by the Administration of the Province of Florence, number 0577. Insurance policy number 14696526454383 by UNIPOL Insurance Company for civil liability as stated in articles 15 and 16 of the Legislative Decree 111 of 17 March 1995.
